Can the clean happen before I have found the next tenant?

Yes, and that is usually the better order. A clean unit photographs better, shows better and lets you list while the paint is still fresh. If the unit then sits for a while before move-in, tell us and we can come back for a lighter refresh before the new tenant’s keys are handed over. We quote each visit on its own, so you only pay for what the unit needs.

The tenant left furniture and trash behind. Can you deal with that?

Bagged trash and light debris are part of the clean, but furniture, mattresses and a garage full of leftovers are a cleanout, which is a different job. Send photos with your quote request and tell us what was left. We will tell you what we can take on and what needs a cleanout first, so the clean happens on a cleared unit.

Will you document the condition for my deposit records?

Ask for it on the quote request and we can photograph the unit before and after the clean. The photos are yours to keep with the move-out inspection and the deposit statement. We are not a party to the deposit itself, and we do not advise on what to deduct, but a dated record of the unit’s condition is a useful thing to have when a former tenant asks questions.
