Post-renovation cleaning for real estate investors in Dallas–Fort Worth

Every investor knows the feeling at the end of a rehab. The contractor has pulled out, the punch list is mostly done, and the property is covered in a film of drywall dust that got into every cabinet, every vent and every window track. It is not finished until that is gone, and every day it sits there is a day of holding costs.

Ready depends on the exit. A flip needs to be camera-ready for the listing photos and show-ready for the buyer who walks in with an inspector. A rental needs to be tenant-ready, with appliance interiors, cabinets and bathrooms done to a standard the first tenant will hold you to. A BRRRR turn needs tenant-ready now and appraisal-ready when the refinance comes around.

Prolific Solutions is owned by real estate investors, so we scope a post-renovation clean the way you would. Dust in the vents and window tracks, overspray on the glass, grout haze, stickers on the new appliances, sawdust in the garage. We clean for the photographer, the inspector and the tenant, and we do not pad the scope with things a vacant property does not need.

What you are up against

The real estate investors’ side of ready.

Holding costs until it earns

Every day between the last contractor and the first tenant or buyer is a day of interest and taxes with nothing coming in. The clean is the gate between the two, and a vendor who cannot hold a date costs more than the clean.

Construction dust in everything

Renovation dust is not household dirt. It settles inside cabinets, behind appliances, on top of door frames and in every window track, and it keeps settling for days after the sanding stops. A standard clean moves it around. A post-renovation clean removes it.

Vendors who scope for homeowners

A residential cleaner scopes for someone who lives there. An investment property is vacant, it is a line item, and it needs the work a buyer or tenant will notice, not the work a homeowner would. We scope from the investor’s side of the table.

FAQ

Questions real estate investors ask

My contractor says the clean is included in the rehab. Why would I hire you?

Ask what the contractor means by clean. Most rehab contracts include a broom-clean and debris removal, not a detailed clean of cabinet interiors, glass, fixtures and the dust that settles after the crew leaves. If the property is going straight to photos or a tenant, the difference shows. Send photos of the finished rehab with your quote request and we will tell you honestly whether it needs us.

Do you work with investors who close on several properties a year?

Yes, and that is where a Property Partner arrangement makes sense. Instead of starting from scratch with each property, you have one point of contact who knows how you run your turns and a consistent standard from one property to the next. Tell us your volume and the areas you buy in, and we will set it up with you.

Can you clean before the appraiser or inspector comes through?

Yes, tell us the date on the quote request and we schedule ahead of it. An appraiser is valuing the finish, and an inspector is looking for problems, and both read a dusty, unfinished-looking property the same way. A clean, empty, bright house is easier to appraise and easier to inspect. We do not promise what either will conclude, only that the property will look finished.
